This is a role Trillium has played for a variety of investors with great success over a period of 25 years in Alberta.
Core investments are high quality properties that fit into the long-term holdings of our clients. Institutional clients seek these investments which offer security of capital with moderate but stable and predictable return expectations. We work with a handful of institutional investors, providing focused, boutique style advisory and asset management services.
PROPERTY MANAGEMENT AND LEASING
Trillium selects the appropriate independent property management and leasing teams for each property and supervises their activities. We work closely with these contractors on a myriad of issues to ensure the property is well attended to, leased and with accurate and timely financial reporting. We oversee all leasing and tenant issues, including offers to lease, documentation, budgeting and capital expenditures.
VALUE ENHANCEMENT & DEVELOPMENT
Trillium is involved in opportunities where value is created in under-performing real estate or through development. While are usually shorter term consulting projects, our value-add and development projects have a 2-5-year time horizon. In all of our projects we use every strategy possible to minimize risk while enhancing value.
Trillium has recently taken on the role of court appointed receiver-manager for a portfolio of four office projects in Calgary. With the added responsibility of court reporting, we are helping the lenders secure and enhance their equity in these projects, while preparing them for liquidation.
